As media headlines are largely driven by monthly reports from the NWMLS or S&P/Case-Shiller’s Home Price Index, it’s important to note that aggregated market statistics don’t speak for all submarkets that comprise the region.  Just like the weather, there are microclimates that occur in real estate so the balance of supply and demand can be very different from the general trends reported in the headlines. 

Ultimately, real estate is a very “local” business and given Realogics Sotheby’s International Realty is a leader in the in-city multifamily market segment, we’ve drilled down somewhat to compare what’s actually happening with downtown condos versus the broader housing trends.

This weekend The Sanctuary will celebrate its official sales debut following a week of private events.  The new website has been uploaded complete with floor plans and a price list while the NWMLS is now populated with a collection of listings.

King 5’s Allen Shauffler toured The Sanctuary and met with a prospective homebuyer Kamran Marashi pictured above next to his broker Jeff MacDonald of Asset Real Estate.  Also pictured on the right is Rob Nall, principal of Resource Transition Consultants and the receiver for The Sanctuary.

(January 24, 2012) SEATTLE, WA -- A listing agreement has been signed between Realogics Sotheby's International Realty and the sellers of Harvard & Highland, a luxury collection of 38 condominiums in the heart of the historic Harvard-Belmont neighborhood. Now more than 80% sold, the remaining eight homes will be marketed both locally and internationally given a rise in second home ownership and out-of-state sales, according to the Seattle-based brokerage firm.

Whoa – that was a buzz.  An estimated 500 people attended the preview open house at The Sanctuary last weekend to tour the recently completed town homes and common areas. 

Obviously, there’s been a lot of curiosity about this unique development but there’s also plenty of qualified interest too.  The sales team collected reservations on 10 of the 12 town homes (with several back-ups) securing prospective homebuyers their first right of opportunity to purchase just as soon as the documents are available later this week.  The temporary certificate of occupancy is also expected this week formally certifying the building for occupancy.
